What are 3 points videos?

Three points video will feature three topics regarding current real estate subjects within San Francisco and the San Francisco Bay Area. The videos will be uploaded weekly, and will be supported by real estate property sold, active, and new listing MLS data coupled with detailed statistical market watch reports. 1 The current 2017 Home / Condo year closings statistics such as Median Home prices, sales to price ratios, median days on the market and overall inventory.
2 Current market Interest rate on 30 year fixes and forecasting where the rate may go in 2018 , And

Point 1
So what are the current 2017 Home/Condo statistics?
The Mean Home / Condo Price in Nov 2017 was $1,325,000.00. Over a 6 month period there has been a 4% rise in sales prices. The market is mildly still on the increase and listing and sold prices mildly continue to push up.

Sales to list price ratio was 109.7% meaning that homes sold 9.7% over the asking price. What does this indicate, it indicates short supply market and plenty of buyers. Real Estate agents representing buyers still cannot find what their buyers want due to low supply hence a 9.7% increase in sales to listing prices.

Listing inventory has remained slightly short at 485 Sold listings as of November, Six months ago 509 listings were sold, so we had more supply 6 months ago then we do now.

In Summation: The current low interest rates on 30 year and adjustable loan programs and high demand coupled with low supply of housing is still the driving force in this local real estate economy and it continues to be a mildly and uniquely hot market.

Although, still in the 3’s The current 30 year term rate is pushing from mid to high 3% onto 4% on a straight 30 year conventional fixed for the Month of December 2017 we see a 1/8 to 1/4% price jump with some lenders, although if we trace the current trends from the Dec 2016 30 year graph it seems to be following the same pattern this year. Right after a slight increase in rate in Dec of 2016, The 30 year rate dropped about 1/4 point, consecutively in Jan / 2017 and we may be seeing the same trend again in January 2018. So the 30 year rate may drop a bit the first quarter of 2018. That being said, the long range forecast on the 30 year fixed may increase.

Currently lenders are coming out with more Adjustable loans programs indicating a possible shift in our market. The question is what are the lenders anticipating? Why are they coming out with more adjustable products? Are they anticipating a jump in the 30 year rate where borrowers will not be able to qualify and then offer them an adjustable loan program for qualifying purposes as the adjustable programs traditionally have lower interest rates then the 30 year fixed as a solution to a possible rate hike? Maybe, Maybe not? But the fact is is that I am seeing lenders coming out with more adjustable products which begs the question… So word to the wise keep an eye out for possible rate hikes in the coming year, but don’t miss the current rates the first quarter of 2018.
